Grey Water & Rainwater Recycling System Refurbishment Case Study 

Project Overview 

Moor Place is a major commercial office development located on Fore Street within the City of London, providing high-specification office accommodation in one of London’s busiest financial districts. 

As part of the building’s sustainability infrastructure, the development incorporates both grey water recycling and rainwater harvesting systems designed to reduce potable water demand across the building. 

Indratec was appointed to refurbish and re-engineer the ageing grey water treatment installation following ongoing operational issues associated with obsolete equipment supplied by a Belgian manufacturer that is no longer trading. 

Grey Water Refurbishment Scope 

The existing treatment system had become increasingly unreliable due to unavailable spare parts, outdated controls and an inefficient original process arrangement. 

Rather than undertake a full replacement of the plant, Indratec developed a refurbishment and process redesign strategy focused on retaining as much existing infrastructure as possible whilst modernising critical treatment and control components. 

Project Scope Included 

• Re-engineering of existing treatment process 
• Modification of system pipework and flow arrangement 
• Retention and adaptation of viable infrastructure 
• Replacement of obsolete equipment and controls 
• Improvement of operational reliability and maintainability 

The revised treatment arrangement was developed to improve long-term resilience whilst reducing dependency on unsupported proprietary equipment. 

Engineering Solution 

A full assessment of the original treatment system was undertaken to identify components suitable for retention and areas requiring redesign. 

The project involved significant modification to the existing process stream, including: 

• Reconfiguration of treatment flow paths 
• Integration of modern replacement components 
• Adaptation of existing tanks and infrastructure 
• Upgrade of controls and operational sequencing 
• Rationalisation of maintenance requirements 

By re-engineering the system rather than replicating the original arrangement, the refurbished installation achieved improved operational performance whilst minimising overall replacement costs and disruption within the live building environment. 

Rainwater Harvesting Recommissioning 

Alongside the grey water refurbishment works, Indratec is currently recommissioning the building’s rainwater harvesting infrastructure as part of a wider sustainability improvement programme. 

Current works include investigation and refurbishment of the existing rainwater storage system, including a potential lining solution for a leaking sectional rainwater storage tank with an approximate capacity of 50m³. 

The recommissioning works are focused on: 

• Restoring operational rainwater harvesting capability 
• Improving long-term storage integrity 
• Assessing refurbishment versus replacement options 
• Enhancing overall non-potable water reuse performance across the building

The project required careful coordination within a live commercial office environment and involved working around ageing infrastructure with limited original technical support documentation.

Outcome 

The refurbishment works have successfully modernised an ageing and unsupported water reuse installation through a practical and cost-effective re-engineering approach. 

By adapting viable existing infrastructure whilst introducing upgraded treatment and control solutions, Indratec has significantly improved operational resilience and maintainability. The ongoing recommissioning of the rainwater harvesting system will further enhance the building’s sustainability performance and long-term reduction in mains water consumption.
